Bella Prosper: A $300M Game-Changer is Coming to Prosper—If the Town Says Yes!

Prosper, TX – Big things might be happening right off Dallas Parkway, and we’re not just talking about traffic. A massive $300 million mixed-use development—dubbed Bella Prosper—is aiming to transform 62 acres of farmland into a walkable urban dream. Think townhomes, retail, restaurants, an amphitheater, and even a full-service hotel. Yep, Prosper’s about to glow up.

But there’s one catch: the Prosper Town Council still has to give the green light at their October 14 meeting. So what’s all the buzz about? Let’s break it down.


What is Bella Prosper, Anyway?

Bella Prosper is more than just another housing project. It’s a carefully planned community with a little something for everyone. The site? Just off First Street and Legacy Drive—prime real estate for Prosper’s next big thing.


Here’s what’s on the (proposed) menu:

  • 435 Multifamily Units (some with retail space below)
  • 88 Townhomes
  • 249 Assisted Living Units
  • Restaurants and Retail
  • Office Buildings
  • A Full-Service Hotel
  • An Amphitheater (Yes, really!)

If approved, it’ll be built in phases, starting with retail and restaurants before multifamily units go up. So yes, you might get that coffee shop before the apartment tower next door.


Changes Made After Community Feedback

This isn’t a project steamrolling through. Developers, led by Daake Law, have already tweaked the plan after meetings with the Planning and Zoning Commission (P&Z) and Town Council earlier this year. Here are the key edits:

  • Multifamily units reduced from 550 to 435
  • Townhomes cut from 94 to 88
  • Second hotel dropped (more space for retail & dining!)
  • Design glow-up: streets redesigned, and key buildings now face the amphitheater

Translation? The developers listened. Fewer apartments, better flow, and more room for tacos. We like that.


What’s the Catch?

Not everyone is popping the champagne yet.

Commissioner Sekou Harris is pumped about the retail, but wants it built ASAP. “The sooner that we have something the town can use, the better,” he said. Basically: build the fun stuff first.

Commissioner Josh Carson is mostly on board, but has some notes on design standards. Still, he’s not ready to hit the brakes. “It’s a good quality development that’s good for the town,” Carson said.


Why It Matters

If approved, Bella Prosper would be one of the largest single developments in Prosper’s history, flipping vacant land into a thriving destination. Developer rep Alexa Knight says the $300M project will bring major economic benefits.

“It’s a huge economic benefit to the town of Prosper moving from a piece of raw dirt to a development like this,” she said. (We agree. “Raw dirt” isn’t quite Instagrammable.)


When Could It Happen?

Construction would begin in 2027 and wrap up by 2035. So don’t expect bulldozers tomorrow—but hey, good things take time, right?
